Michago Spring 2013 Shareholder Letter
Dear Michago Residents,
Ready for spring? We’re still awaiting its arrival in Montague so we can get the vacation season started. In the meantime, we have a few operational updates, area news items, and scheduled meetings to pass along to you.
Due to the late arriving spring and overnight freezing temperatures, the community water system will probably not be turn-on until the week of April 22-26. For the 20+ houses affected by this, please watch your email for updates. When you do drive up, the Winston Road bridge over US 31 will be closed for a full deck replacement from early April to late June 2013. See MDOT’s flyer on our website for more details. Also, Webster Road currently is closed from 56th to 72nd due to a culvert washout and resulting road repairs. On a positive note, WalMart announced plans in mid-March to build a superstore in Whitehall Township near the southeast corner of US 31 and Colby Road. Many local business owners and residents oppose the company’s plans, which still need the township board’s approval.
High-speed Internet access remains a priority for communities like ours along the lakefront. As such, we invite you to a Michago-neighborhood meeting with an area manager from Frontier Communications on April 27, 2013 at 11 a.m. next to the baseball field in Michago. The manager, Phil, requested the meeting to see our level of interest and to have an open discussion about possible Internet technologies and pricing. We need a good turn-out for this meeting on the 27th, so please try to attend.
Our annual Michago shareholder meeting is scheduled for Saturday, June 29, 2013 at 11:00 a.m.. Thank you to Peg and Tom for agreeing again to host the meeting in their front yard. Please try to attend this one-hour meeting too, which helps us in reaching a quorum and conducting association business.
Last, your 2013 Shareholder Dues invoice is included with this letter. Our dues remained unchanged this year, but we do anticipate a garbage fee increase next year. For now, your prompt remittance of this invoice is appreciated by the Board.

Winston Road over US 31 Bridge Closure April-June 2013
Winston Road's bridge over US 31 will be closed for a deck replacement from April to June 2013. MDOT forcasts the ramps will remail open for the majority of the project, but the bridge will be closed to traffic. See the flyer below for more details.

Think spring, Michago residents! On this last day of March, the temperatures and weather are finally improving on Michigan's west coast, though our compound still harbors patches of snow. What a winter it’s been for the area. Over 100” of snow. I hope the cold weather has left your hometowns and you are beginning to enjoy some sunshine and springtime temperatures.
With April’s warmer weather, our community begins to spring back to life and resume its normal services. The community water will be turned-on April 15, provided the nightly freezing temperatures abate. Regular garbage pick-up resumes April 18, and the roads will graded and repaired for the upcoming season. Road projects for this season include repairs to Surfside and Toboggan Drives.
Your 2011 Shareholder Dues invoice is included with this letter. As most will recall from the annual meeting last July, we discussed and voted to increase the annual dues by $20 for houses and $10 for unimproved lots to keep pace with our road and maintenance projects. The dues for 2011 are $150 for houses and $75 for unimproved lots, which includes the beautification fee.
Other Michago musings include local tree trimming, cottage rentals, and Claybanks Township news. Great Lakes Energy will be trimming trees this month that interfere with their power lines’ “right of way”. Any cottages for rent this season should be added to our website, Michago.Blogspot.com, by posting your contact information as a Comment under the “Cottages for Rent” posting. Also, please peruse the article (via the link below) on Claybanks Township’s new ordinance regarding proposed wind turbines.

Minutes of the Annual Shareholders Meeting of July 3, 2010
Trustees in attendance: David Dwyer, President; Mark Dwyer, VP; Peg Feldt, Treasurer; Sally Twist and Barb Gallagher.
1. The President called the Annual Shareholders Meeting to order at 11:15 a.m. A quorum was present. The President then called for additions to the agenda. There were no additions.
2. Sally Twist (on behalf of Secretary Fran O’Connell) presented the Minutes of the July 4, 2009 meeting. There was a motion to approve the minutes. The motion was seconded and approved.
3. Treasurer presented a report of the income and expenses for the year which included a cash balance of $15, 943.08 in all accounts as of June 30, 2010. Unpaid dues, water and garbage amounted to $1,015.00. Small increases in garbage, water, and electric expenses have occurred. Major increases in road expenses the past two years resulted from necessary road projects. It was also discovered that the pump houses were not insured. Insuring them will be an additional $160.00 expense this year, which will come from the water fund. Banking expenses were reduced this year by switching to a different type of account. Explanation was given regarding the various accounts and the fact that the water and garbage accounts can only be used for their designated purposes. There was a motion to approve the report as presented. The motion was seconded and approved.
4. Old Business:
a. A drain on N. Surfside was installed last summer that seems to be working effectively. The drainage pipe at Toboggan and Sunset was covered at the same time but more needs to be done to eliminate large puddles that form there.
b. Slag was put down on Toboggan Drive after heavy rains.
c. The sand and clay to fill the dip on Sunset Drive did not work and needs to be repaired this year.
5. New Business:
a. Road Projects:
The pull-off off area on North Surfside Drive needs to be cleared, filled with dirt/gravel, and graded. The repairs should not touch the bluff. North Surfside Drive also needs slag and grading.
To repair the dip on Sunset Drive, a contractor suggested putting a layer of sand and gravel on the entire length of the road. After discussing this, it was decided to not pursue this option for this year but to fill-in the dip with gravel and pack it down.
Installing two drains at Toboggan and Sunset Drives is this year’s highest priority project. Toboggan also needs grading as Marian Puffer pointed out that slag is collecting at the bottom of Toboggan. Bud Gallagher pointed out that at some point in time when John Muchna is no longer willing or able to grade the roads we need to be prepared for a significant increase in road expenses.
b. Miscellaneous:
The footbridge is unsafe and needs repairs due to water eroding the supporting ground.

The President called for additional nominations from the floor. Hearing none, it was moved and seconded to close nominations. Following a written vote by members in attendance and by proxy, David Dwyer, Fran O’Connell and Bob Perotti were elected to the Board of Trustees.
8. Other Business and Reminders:
a. Motorized Vehicle Safety – A reminder was made that the association bylaws state that motorized vehicles (other than cars and trucks) are to be used only for to-and-from house use. Speed limits are to be obeyed.
b. Safety Reminders: Owners were reminded that jet-skiers should ride outside of the second (2) sandbar, which is about 100 feet from the beach. Owners are asked to remind children and visitors of the Coast Guard Rules regarding the use of jet skies.
c. The Michago blog site is at michago.blogspot.com.
d. Use of fireworks is illegal by homeowners and Michigan state laws apply.
e. Please notify the board of any home or e-mail address changes.
f. The association mailbox is overflowing with mail, so please check it.
g. Overflow parking lot is not intended for extended parking. Please use it only for “overflow” parking.
h. There is a pile of wood chips located on Furman Drive by the culvert, so please help yourself. In the future, the association will have it removed.
i. Poison ivy is prevalent this year. The association sprays the sides of Toboggan Drive and by the mailboxes. Anything on your property is your responsibility.
j. The President expressed sympathy to the families of two recently deceased members, Carol Klinkner and Kathy Olcese.
9. Adjournment: A motion to adjourn was moved and approved at 12:14 p.m.

April is here! Spring showers are coming down and temperatures, outdoor activities, and vacations are coming up. It’s impossible to get through April without thinking about Michago and opening up the house for the season. It’s always a wonderful time of year in Michigan.
As we ramp up to the summer months, our community will be busy gearing up for the season. The community water comes back online April 15, and garbage service resumes May 3. For those in need of other services (tree trimming, extra garbage pickup, lawn mowing), check our website at Michago.Blogspot.com for local vendor information. If you have other questions or need to update to your household contact information, please email the association at michagobeach@gmail.com.
A copy of your 2010 Shareholders Dues is enclosed here. As many of you will remember, we discussed our dues and expenses at the shareholders’ meeting last July and agree to maintain the dues structure for another year. Our last increase was 2006.
We mailed the shareholders dues/invoices a little earlier this year due to the number of road projects that we experienced last season. A few significant road projects remain on our “to do” list for this year including repairs for Toboggan, Sunset, and Surfside drives. Over the next two months, the board will meet to discuss maintaining the current dues level or whether to recommend an increase/special assessment for 2010-2011.
County Lines, a publication of Great Lakes Energy Co-op, had a short article concerning a broadband survey for underserved areas (dial-up). If you go to www.fcc.gov or http://www.broadband.gov/ , navigate to Report a Broadband Dead Zone, and fill out the "I don't have broadband at home" form/questionnaire, there could be a change in our service in the future. This survey pertains to your Montague address only. This could result in faster internet service if implemented.

Sun Setting on the Warm Weather
Hi all,
As the sun sets on the warm weather and some cottages need to be closed down for the season, here are some notable dates for seasonal homeowners. The community well will be turned off on Monday, October 19, 2009. This is also the last day of regular garbage pickup. The weekend of October 17-18 will be the last opportunity to use these services this season.
Also, thanks again to Fran O'connell for recording the minutes at the 2009 Annual Shareholders Meeting and posting them to the blog. You will find them posted below. Dave

1. President called the Annual Shareholders Meeting to order at 11 am. A quorum
was present. The President then called for additions to agenda. There were no additions
2. Secretary presented the Minutes of the July 5, 2008 meeting. There was a motion to approve the minutes as corrected (Montague Road was corrected the Michago Road). The motion was seconded and approved.
3. Treasurer presented a report of income and expenses for the previous year and ending cash balance of $14,955.49 in all accounts as of June 30, 2009. Unpaid dues, water and garbage amounted to $1820. Peg mentioned that dues are for the period November 1 to October 31. There was a motion to approve the report as presented. The motion was seconded and approved.

The President called for nominations from the floor. Being none, it was moved and seconded to close nominations. Following a written vote by members in attendance and by proxy, Barb Gallagher, Sally Twist and Mark Dwyer were elected to the Board of Trustees. The President thanked the outgoing Trustees for their work on behalf of Michago Beach Estates.
5. Old Business:
a. Road Repairs: Due to heavy water runoff due to melting snows and rainfall, Toboggan Road and north Sunset will need to be graded and slag put down on Toboggan Dr. The pipe at the intersection of Toboggan and Sunset also needed to be covered. When Sunset Drive is graded, there was a suggestion to taper the road edges and to plant grass to lessen runoff. .
South Michago Drive will also need to be graded. That project will be planned for 2010.
Richard Klinkner suggested investigating a dry well be installed up on the south end of Michago Drive to facilitate drainage. No action was taken.
It was also mentioned that years ago the Association tried giving streets within the boundary of Michago Estates to the County. The question was raised if the Association wanted to attempt this again. By voice vote, the decision was no.
b. Drainage: The culvert was trenched earlier in the spring to improve the water flow. The drainage pipe that runs under Surfside Dr also needs repairs. An estimate to do the work will be obtained.
c. Beautification: A garbage can has available at the top of the steps to the beach, and the can will be emptied weekly. Members were asked not to use fire rings as trash collectors.
d. Speed Bumps: The speed bumps will not be installed on Michago Rd for the upcoming season.
6. New Business:
a. Community Blog site: President announced that the Association has a Blog site: Michago.blogspot.com. All owners are encouraged to visit the site.
b. Tree and Shrubs removal: Members were reminded to avoid throwing tree limbs and shrub down the bluff banks.
c. Bluff erosion: Members are reminded to not cut down trees on the bluff. Tree branches can be cut and removed.
d. Long range Projects;
i. Drainage: Drains are needed at Sunset and Toboggan and possibly one on Surfside. We do not have an estimate yet for this work.
ii. Consider resurfacing Toboggan Drive
iii. Grading Furman. Tree limbs need to be trimmed on Furman. A couple of association members offered to do the trimming.
iv. Footbridge may need some work
e. Miscellaneous Project suggestions
i. A portable walkway from the end of the beach stairs to the water. The walkway could be removed and stored during the winter.
ii. Port-a-potty at the top of the beach stairs.

3. Treasurer presented a report of income and expenses for the previous year and ending cash balance of $14,955.49 in all accounts as of June 30, 2009. Unpaid dues, water and garbage amounted to $1820. Peg mentioned that dues are for the period November 1 to October 31. There was a motion to approve the report as presented. The motion was seconded and approved.

4. Election of Trustees: Three Trustee positions are to be voted on. President presented the slate of nominees: Barb Gallaher, Sally Twist and Mark Dwyer. The President called for nominations from the floor. Being none, it was moved and seconded to close nominations. Following a written vote by members in attendance and by proxy, Barb Gallagher, Sally Twist and Mark Dwyer were elected to the Board of Trustees. The President thanked the outgoing Trustees for their work on behalf of Michago Beach Estates.
5. Old Business:
a. Road Repairs: Due to heavy water runoff due to melting snows and rainfall, Toboggan Road and north Sunset will need to be graded and slag put down on Toboggan Dr. The pipe at the intersection of Toboggan and Sunset also needed to be covered. When Sunset Drive is graded, there was a suggestion to taper the road edges and to plant grass to lessen runoff. .
South Michago Drive will also need to be graded. That project will be planned for 2010.
Richard Klinkner suggested investigating a dry well be installed up on the south end of Michago Drive to facilitate drainage. No action was taken.
It was also mentioned that years ago the Association tried giving streets within the boundary of Michago Estates to the County. The question was raised if the Association wanted to attempt this again. By voice vote, the decision was no.
b. Drainage: The culvert was trenched earlier in the spring to improve the water flow. The drainage pipe that runs under Surfside Dr also needs repairs. An estimate to do the work will be obtained.
c. Beautification: A garbage can has available at the top of the steps to the beach, and the can will be emptied weekly. Members were asked not to use fire rings as trash collectors.
d. Speed Bumps: The speed bumps will not be installed on Michago Rd for the upcoming season.
6. New Business:
a. Community Blog site: President announced that the Association has a Blog site: Michago.blogspot.com. All owners are encouraged to visit the site.
b. Tree and Shrubs removal: Members were reminded to avoid throwing tree limbs and shrub down the bluff banks.
c. Bluff erosion: Members are reminded to not cut down trees on the bluff. Tree branches can be cut and removed.
d. Long range Projects;
i. Drainage: Drains are needed at Sunset and Toboggan and possibly one on Surfside. We do not have an estimate yet for this work.
ii. Consider resurfacing Toboggan Drive
iii. Grading Furman. Tree limbs need to be trimmed on Furman. A couple of association members offered to do the trimming.
iv. Footbridge may need some work
e. Miscellaneous Project suggestions
i. A portable walkway from the end of the beach stairs to the water. The walkway could be removed and stored during the winter.
ii. Port-a-potty at the top of the beach stairs.

Michago History
We are trying to gather information on the history of Michago. Let us know if you have any historical details that you're willing to share with the community. Here's what we know:
Michago Beach Estates, Inc. is a private community which was founded on July 25, 1975 at the first shareholders meeting of Michago Beach Estates Association. Located on the bluffs of Lake Michigan, the community lies between White Lake and Stony Lake, MI, where Webster Road turns north and becomes Scenic Drive. Michago is divided into 65 lots with vacation cottages, all-season houses, and undeveloped lots.
Michago History
· 1929: Father Furman purchased the 80 acre parcel including the farmhouse and barn
· 1930: Father Furman dies and leaves the property to his nephews.
· 1930's: Albert Furman acquires the property from his brothers and cousins
· 1930's and 40's: Visiting frequently with his wife Elizabeth, son Albert (Bud), and daughter Patricia, Albert installs a bathroom and electricity in the farm house.
· 1940s: Albert modernizes the farm house and builds the big house on the foundation of the old barn.
· 1961: Albert Furman dies and Elizabeth Furman puts the property up for sale.
· 1963: Joe C, Tom D., and Bill N. form a partnership to purchase the property and plan to subdivide it and sell lots. The families share the existing houses with plans to build their own homes in the future.
· c. 1965-66: Bill N. buys the big house.
· c. 1966: Tom D. builds a house on the beach.
· 1967: Joe C. builds his cottage on the bluff overlooking Toboggan and Surfside drives.
· 1970-71: After renting cottages for a couple years, Dwyers buy a lot and build their cottage next to the ball field.
